Despite building over 1.3 million homes annually in the US—a volume large enough to typically enable economies of scale—the homebuilding industry exhibits surprisingly modest scale benefits due to its highly fragmented structure, with over 65,000 firms involved and the top 100 controlling less than 50% of the market. The limited economies of scale in homebuilding stem from the nature of conventional construction itself: since material costs already represent a large portion of total production costs, there is little margin for scale-based strategies to reduce costs further, unlike in manufacturing where the gap between raw materials and final product is much larger.
